<image:caption>Veterans Health Administration facilities look for designs that make the most efficient use of their limited space. With limited resources and often limited footprints, designers are pushed to get creative with space allocation. This project makes excellent use of a small space at the VA hospital in Baltimore, Maryland. A third floor mezzanine was enclosed and a vertical expansion was provided in order to provide a modern space for a new "Exercise and Robotics Research Center" and a sleek, modern, medical media and multipurpose conference room. Properly developed phasing plans allowed this construction to occur while the adjacent areas of the facility, including the cafeteria, remained in full operation.</image:caption>

<image:caption>Derby Enterprises was selected by the VA at Perry Point to provide documents to renovate the majority of the three story Building, 19H, into a Nursing Home Care Unit as well as the 4th floor of Building 23H. The project was to upgrade and retrofit all of the existing offices, exam rooms, treatment areas, patient bedrooms and the subsequent ADA compliant toilets, nurses’ stations, and waiting spaces as well as safety deficiencies and additional miscellaneous support functions. The building is circa 1910 and was in need of major upgrading per JAHCO and NFPA requirements. The 35,000 total square feet ($5.85M) of space was completely renovated in phases to allow the building to remain in full operation. The spaces were designed in accord with the DVA H-08-18 standard for planning purposes and the challenge for Derby Enterprises was to incorporate all the critically important spaces into a very restrictive building shell without sacrificing quality of care. Complete replacement of Mechanical, Plumbing, and Electrical systems was included as part of the project. In addition, the design included the replacement of a number of the windows on the building with energy efficient windows. These windows not only met the stringent new energy requirements, but also met the requirements of the Maryland State Historical Society helping to maintain the historic nature of the facility.</image:caption>

<image:caption>The two seventh floor penthouses at the VA Hospital in Baltimore were reaching temperatures in excess of 130°F causing unsafe working conditions, undue wear on mechanical equipment and electronics, and creating general facility maintenance issues. Derby Enterprises was selected to evaluate the severity and causes of the current situation and design a lasting solution. The design team modeled the system using Computational Fluid Dynamics (CFD) software which allowed for a detailed look at problems and appropriate solutions. The north penthouse was successfully brought to more moderate temperatures through a creative and cost effective combination of exhaust louvers and supply air applied at the correct locations. The south penthouse required both exhaust louvers and additional cooling equipment to bring the space into more moderate temperatures. The final product was electronically controllable and centrally monitored allowing for much easier maintenance and quicker response time to rising temperatures.</image:caption>

<image:title>Portfolio - DVAMC Altoona, PA; Hospice and CLC 5th Floor Renovation</image:title>
<image:caption>This project included a complete renovation of the existing fifth floor nursing unit (13,500 SF) to accommodate a “Community Living Center” and four bed hospice unit. The design included a total renovation of the existing patient rooms, patient bathrooms, nurse’s station and clinical support areas to provide a home like atmosphere for our recovering veterans. Open Hearth rooms were developed to provide areas for gathering in a quiet atmosphere. Our design team was able to maximize the use of existing large windows and the spectacular view. A separate area was designed as a cozy gathering place for watching TV or enjoying the incorporated electric fireplace. Comfortable residential seating was provided as well as several areas for wheel chairs. The plan includes an open patient kitchen area with spacious islands, accessible cabinets and kitchen appliances. This allows the patients to assist in preparing their own snacks and beverages as a part of their incorporated occupational therapy, as well as providing opportunities for veterans to conversate with one another. The patient kitchen is also designed to be open to the patient dining area allowing additional space and convenience for food catering, steam tables etc. for family style meals served on the unit. The previous 3 and four bed patient bedrooms and bathrooms were cramped, outdated, and did not meet current criteria for accessibility, bed clearances and privacy. Our new design provided eight accessible private rooms and twelve semi-private rooms including adjoining accessible bathrooms with showers. The nursing station concept was replaced with multiple alcoves for nursing staff and placed in various alcoves throughout the floor. The receptionist/clerk desk was designed to mimic fine furniture to further the homelike atmosphere of the floor, additionally an armoire was incorporated for use by the resident nurse. The Hospice unit was designed as a private stand alone unit with family kitchen, lounge and consultation area. Finishes throughout the unit provide a bright, cheery, homelike atmosphere using subtle earth tone colors, accent walls, hardwood patterned flooring, solid surface countertops, and stunning window treatments.</image:caption>
